iTunes and Vista 64 Ultimate issue

I currently have iTunes 64 bit version 8.0.2.20 on Vista Ultimate 64 bit system.
Through filehippo.com update checker, I am notified of an update to iTumes.

When I go to uninstall, I get error messages saying I need to see the system administrator to get unistall privileges, yet, I am the admin, and no others use my system!

Also, attempting to update the current iTunes with the latest results I get the attached message.

This is the only application that is causing me uninstall/install problems.

Any suggestions?
